If i sell my d1 with miui on it will someone be able to do the *228+ and get it back to factory? Should i just flash it before sale ?

You have to flash a stock SBF file via RSD Lite to go back to factory. I personally would do that before you sell the phone (as a courtesy), at the very least do a full wipe though, and don't forget to reformat your SD card.
